What each platform's published fees cost you on the amount you invest, over the years you hold. The rates are the ones on each platform page, from the platform's own terms, never typed in from a review.

How to read it

Three fees matter: what you pay to get in, what you pay each year to stay in, and what you pay to get out. The calculator applies each platform's flat percentage to the amount you type in. Annual fees are multiplied by the years held, on the original amount, with no rent and no price growth assumed. That makes the figure the cost of the platform, not a forecast of your return.

Not a flat rate means the platform publishes the fee, but as something that does not turn into a percentage of your money: a share of rent collected, a performance fee, or a range. The platform page shows the wording. Not published means we could not find it in the platform's own documents. Either way the total says "at least", because the gap is not zero.

Platforms in liquidation, like RealT, and platforms Threeworld has profiled but not yet integrated are left out. For what the fees mean and why a platform with no entry fee is not necessarily cheaper, read the fees guide. For the exit terms behind the "to sell" row, read how you get your money out.
