Who Is Behind Mogul? Alex Blackwood and Joey Gumataotao

Mogul was started in 2022 by two former Goldman Sachs real estate investors, Alex Blackwood and Joey Gumataotao, and is based in Washington, DC. It raised a $15.5 million Series A led by Draper Associates in October 2026, and the SEC filing for that round is the clearest public record of who runs the company. Unlike Arrived, Mogul's property offerings are not registered securities, so the founders' backgrounds matter more than usual. This page lays out what is on the record and what is only the company's own account.

The Founders

Alex Blackwood is co-founder and chief executive. The SEC Form D filed by mogul Technologies Inc. on 22 October 2026 lists him under his legal name, Alexander Blackwood, as an executive officer and director. By his own account in a company AMA, he worked in Goldman Sachs's investment banking division in New York covering financial institutions, spent a short period in the technology group in San Francisco and then moved to the firm's real estate private equity group in Dallas. The company's about page says he deployed billions into real estate there. He studied at Georgetown, where he rowed. Joey Gumataotao is co-founder and president. The same Form D lists him as Joseph Gumataotao, executive officer and director. He joined Goldman Sachs's real estate investing team after college, which is where he met Blackwood, and TechCrunch describes him as a former Goldman real estate investor. He studied economics at Harvard. The filing names a third executive officer, Eitan Prince. Note that the Goldman roles and the universities come from the founders themselves, in a company-hosted interview and about page, not from an independent record. Nothing contradicts them, but they are not verified the way an SEC-filed biography would be.

Where the Company Came From

Blackwood and Gumataotao met at Goldman Sachs and, according to the company's about page, started discussing the idea in 2021. mogul Technologies Inc. was incorporated in Delaware in 2022, the year TechCrunch and the San Diego Business Journal both give as the founding year, and the company is headquartered in Washington, DC. The founding story, as Blackwood told TechCrunch in November 2023, was personal: the two were looking for low-touch ways to put their own money into high-quality real estate and found that no fractional platform offered the calibre of deals they had been trained to expect. The company launched as mogul.club and now lives at mogul.com, with the old domain redirecting. No rebrand announcement was published.

What They Built and How It Is Regulated

When you invest on Mogul you take a membership interest in a per-property LLC that is run as an investment club and taxed as a partnership. Mogul says it is not a registered broker-dealer or investment adviser and does not cite a Regulation D or Regulation A exemption for the property offerings, so no regulator is named for what you buy. Only the company's own fundraising appears on EDGAR. The platform page on Threeworld lists Mogul's fees to buy, hold and sell, its exit route and the source page for each, and notes where Mogul's own pages give different fee figures.

Funding and Milestones

• November 2023: a $3.6 million seed round led by AY Ventures, with Tim Draper's funds, InterVest, Draper Dragon and Blizzard Fund, plus angels including Rosie Rios, the former Treasurer of the United States, taking the total raised to $4.2 million, per TechCrunch. • October 2026: a $15.5 million Series A led by Draper Associates, with Draper Dragon, Ava Labs and Blizzard Fund, announced by Draper Associates on 13 October 2026. The Form D filed nine days later records $15,499,969 sold under Rule 506(b), with the first sale on 6 August 2026. Alongside the round the company said it had facilitated more than $110 million of real estate investment across more than 150 properties, that 80% of investors invest again and that it is cash-flow positive. Those are company statements. A valuation of around $126 million was reported by a venture data site and is not confirmed by any filing.

What to Check Yourself

Open EDGAR and search for mogul Technologies Inc. The Form D confirms the two founders as officers and directors, the amount raised and the exemption used for the company's own shares. What you will not find is an offering circular for the properties: that absence is the most important fact on this page. For each property you consider, ask Mogul which LLC you would be joining, what its operating agreement says about fees, voting and selling, and whether the offering relies on any securities exemption. Threeworld found no SEC enforcement action, lawsuit or notable critical coverage of Mogul, Blackwood or Gumataotao. Gumataotao's title appears as president and chief operating officer in search listings of the about page but only as a first name on the page itself at the time of writing, so confirm his current role on the site. The review covers the yield figure, which is an IRR-style projection rather than a cash yield, and why that matters when you compare Mogul with Arrived.
