Arrived vs Ark7: Which US Rental Platform Fits You in 2026?

Arrived and Ark7 sell the same thing: SEC-qualified Regulation A shares of a series LLC that owns one US rental home, sold through the same broker-dealer, with monthly payouts and a secondary market on the same alternative trading system. Arrived is better if you want the larger platform, a six-month lock-up and a fee on the purchase price. Ark7 is better if you want in from $20, no fee on your balance and a 15% share of cash flow instead, and can wait a year to sell. This comparison puts them side by side on minimum, fees, payouts, liquidity and what each files, so the choice comes down to the numbers rather than the marketing. Threeworld lists Arrived's homes on its index, profiles Ark7, and never holds your money.

What You Actually Own

This is the rare head-to-head where the answer is the same on both sides. On Arrived, each home is bought by a series of a Delaware series LLC and you buy shares of that series under a Regulation A Tier 2 offering qualified by the SEC, sold through Dalmore Group. On Ark7, each home is a numbered series of Ark7 Properties LLC, managed by Ark7 Inc., qualified under Regulation A and sold through Dalmore Group. In both cases you own the series, not the house and not the platform, and the series holds the deed. Both file an offering circular for each batch of homes and reports afterwards, and both can be read on EDGAR before you put money in. The circular is where the one thing the table cannot show lives: the loan on each series' home. Arrived states it per series and many homes carry none. Ark7 states it per series too. Read that line on any home you are considering on either platform, because it decides how much of the house your shares actually represent. The guide to offering documents explains where to find it. The difference in ownership, then, is nil. The differences are in price, fees, waiting time and size, which is what the rest of this page is about.

Fees Side by Side

Both platforms take a sourcing fee from the raise and both build it into what you pay, so neither shows a purchase fee on a receipt. Arrived's is 3.5% of the home's purchase price plus roughly 3% more in offering costs. Ark7's is 3% of the offering size plus each series' own offering expenses, listed in the circular. Call it even to slightly cheaper on Ark7, depending on the series. The annual charge is where they part. Arrived charges 0.6% of the purchase price a year as an asset management fee, taken in quarterly instalments of 0.15%, plus 8% of gross rent to the property manager. Ark7 charges nothing on your balance and instead keeps 15% of the property's free cash flow, the money left after expenses, before paying out. Ark7's site describes the same thing as an 8% to 15% property management fee on rental income. Which is cheaper depends on the yield. On a home clearing 6% of its price a year after expenses, Ark7's 15% share is 0.9% of the price, more than Arrived's 0.6% but without Arrived's separate 8% of gross rent to the manager, which on a 6% gross rent is about 0.5%. So Arrived costs about 1.1% a year on that home and Ark7 about 0.9%. On a weaker home clearing 3%, Ark7's share falls to 0.45% while Arrived's 0.6% stays fixed, so Ark7's fee shrinks when the house underperforms and Arrived's does not. On a strong home the reverse. To sell, Arrived charges up to 2.5% on each side of a secondary market trade. Ark7 publishes no selling or trading fee once the holding period has passed and no disposition fee when the home is sold. The fractional real estate fees guide has the full picture across every platform, and the fee calculator applies both schedules to your own number.

Payouts and How You Get Out

Both pay monthly from rent after costs. Ark7 pays on the third of each month for the previous month. Arrived pays monthly dividends per series. Neither guarantees a payout, and a vacant home pays nothing on either. Both sell shares between investors on PPEX, the alternative trading system run by North Capital. Arrived's secondary market opens for one week every month after a six-month hold, with up to 2.5% a side to the executing broker. Ark7's opens any time after a twelve-month hold, with the managing member's written consent to any transfer, and Ark7 says trades usually settle in one to three business days with no trading fee. So Arrived lets you try to sell six months sooner and Ark7 lets you try on any day once you can. Both say the same thing about whether you will: Arrived that liquidity is not guaranteed and sales depend on buyer demand, Ark7 that no secondary market may develop or be sustained and investors must be prepared to hold indefinitely. Ark7 also says it intends to hold each home for ten years or more and does not put a sale to an investor vote, so the property-sale exit is further away there. The guide to how you get your money out explains what a thin market does to the price.

Who Each Is For

Arrived suits you if you want the largest platform selling single homes, the most homes to choose from, a shorter lock-up and an operator with Jeff Bezos, Marc Benioff and Dara Khosrowshahi among its backers. It is the one on the Threeworld index, so you can compare its homes with every other platform's on the same fields today. The Arrived review covers how its offerings are structured and the Is Arrived safe guide covers the questions people ask before their first $100. Ark7 suits you if the entry price matters, if you would rather pay a share of what the home earns than a fee on what you paid, and if a year's lock-up with no trading fee afterwards fits how long you mean to hold. It is the closest open platform to what Landa sold, with the filings Landa's investors lacked. The Ark7 review goes property by property. If you want daily rent and an exit at any hour instead of a monthly window, neither is the answer and Arrived vs Lofty is the next read.

Verdict

Pick Arrived for size, choice and a six-month lock-up, and accept a fixed 0.6% a year plus the manager's 8% of rent and up to 2.5% a side to sell. Pick Ark7 for a $20 entry, a fee that rises and falls with the home's cash flow and no trading fee, and accept a twelve-month lock-up and a smaller platform. The ownership and the regulator are identical, so this is a decision about cost over your holding period and about how soon you might want out, and the table above has everything you need to make it. Many investors hold both, since every home is its own series on either platform and the two do not overlap. Every Arrived home is on the Threeworld marketplace with the same fields as every other platform, and Ark7's will join the index when its listings can be read.
