About
Landa is a New York app, founded in 2019, that sold shares in individual rental homes for as little as $5. Each home was bought by a series of Landa App LLC, Landa App 2 LLC or Landa App 3 LLC, Delaware companies managed by Landa Holdings. You own shares in the series, not the house, under offerings exempt from registration under Regulation A. Landa is not a broker-dealer or investment adviser. When a series sold out, Landa opened its shares for trading in the app, where investors placed limit or market orders during market hours and paid a 2% fee on each trade. Rent left after expenses was paid out as dividends. Since April 2025 the app and investor portal have been down and Landa says deposits, trading and new offerings are paused. Dividends stopped for many investors in January 2025, lenders sued over more than $35 million in defaulted loans, and the series have been selling homes or losing them to foreclosure, with most proceeds going to liabilities. Do not expect to invest or withdraw through Landa.
