Collab buys houses and small apartment buildings next to US campuses, puts each one in its own series LLC, and sells shares in it at $5 through SEC-qualified Reg A+ offerings that any US investor can join. What sets it apart is what it publishes afterwards: every property carries its offering circular, grant deed and uses of proceeds alongside an unbroken run of monthly and quarterly operating statements going back to 2023, so the rent, expenses and net operating income a building actually produced sit next to the return it was sold on. Its portfolio is concentrated around UC Berkeley with buildings near UMass Boston and Rutgers, and residents can work in their own communities through the Collab app. The platform is run by Collab (USA) Capital LLC, which is also the property manager on every deal.
