How This List is Ranked
Every listing the index classifies as an apartment is ranked by Threeworld Score, highest first, and the top ten are shown. The score judges each apartment against apartments in the same country on projected yield, price, funding progress and disclosure. The list is regenerated from the nightly sync on every visit, nothing is sponsored, and Threeworld does not hold funds or execute purchases.
How Apartment Returns Differ from Houses
An apartment's rent is shared with the building. Service charges pay for the lobby, the lifts, the pool and the gym, and they come off the rent before any distribution, which is why a 7% gross yield in Dubai becomes 5% to 6% net. Houses have no service charge but carry the whole roof, the whole garden and the whole vacancy. Apartments also let more easily and sell more easily in dense cities, because the pool of tenants and buyers is deeper, and that liquidity shows up in the platforms' secondary markets. The trade-off is appreciation: a house on land tends to appreciate on the land, a flat appreciates with the building and the district.
Where the Index's Apartments Are
Most fractional apartments on the index are in Dubai, listed by Stake and Prypco Mint, with net yields in the 5% to 8% range and management handled by the platform. Reental lists tokenized flats in Spanish cities including Sevilla and Gandia, in Mexico's Riviera Maya, in Buenos Aires and in Punta Cana, usually as renovation or rental projects with projected returns around 10% to 12% paid monthly in USDT. What to Check on an Apartment Listing
The service charge, in absolute terms and as a share of rent. The lease, because a vacant flat pays nothing until it is let. The building's age and the platform's reserve for major works, since a lift replacement is shared but still real. The view and the floor, which drive both rent and resale in towers. And the platform's fees, which the listing page on Threeworld shows as published. For emerging-market projects, add the currency. A Mexican or Argentine apartment may be priced in dollars but earn rent in pesos, and the projection assumes an exchange rate.
Tenant Turnover, Building Management and Off-Plan
Apartments turn over more often than houses. A one-bedroom in a tower attracts single professionals and couples on one-year leases, so expect a vacancy gap and a re-letting cost every year or two, where a family in a house tends to stay longer. The projection should include a vacancy allowance, and a listing that assumes twelve months of rent in every twelve is optimistic. On the other side, a vacant apartment in a busy district re-lets in weeks while a vacant house can sit for a season. Building management is the second difference. Your rent depends partly on decisions the owners' association makes, from the service charge to the timing of a lobby refurbishment, and a fractional holder has no seat at that table. Prefer established buildings with a track record of charges and works over brand-new towers where the running costs are still being discovered. Off-plan is the extreme case: a share in an apartment still under construction pays nothing until handover, carries delay risk, and its projected yield is a guess about a building that does not yet exist. Most listings on this page are completed and tenanted, and the status badge and the lease details on the listing page tell you which are not.
A Checklist for Any Apartment Listing
Before you buy shares in any apartment on this list, confirm five things on its listing page. That the yield is net of the service charge and fees, not gross. That a tenant is in place and when the lease ends, or if the flat is vacant, what the platform assumes about re-letting. The floor and the view, which in a tower drive rent and resale more than the finish does. Whether major works are covered by a sinking fund or will come out of future rent. And the exit, meaning which secondary market the platform runs and how long shares in similar apartments have taken to sell there. Then read the offering documents, which set out the ownership structure, the fees and your rights, and the Threeworld Score breakdown, which shows where the listing lost points. A score that is high on transparency and middling on income is a well-documented apartment with an ordinary yield, and often a safer first purchase than a high-yield listing that scores poorly on disclosure.
