Fractional Real Estate Under $100

Fractional real estate under $100 is real: most listings on the Fractional Real Estate Index sell shares priced at $100 or less, and Arrived, Reental and Stake all let you start with $100 or thereabouts. The catch is that a share price and a platform minimum are two different numbers. Stake splits properties into shares worth under a dollar but requires AED 500 (about $136) per order, so the list below shows both figures for each property, ranked by Threeworld Score, so you can see what a first position really costs.

How This List is Ranked

The list takes every property on the index whose share price is $100 or less and ranks them by Threeworld Score, highest first, keeping the top ten. Each card shows two prices: the share price the platform publishes, and the platform's minimum per order from its published terms. The minimum is the number that matters for your first purchase. A $0.30 Stake share is real, but Stake will not accept an order below AED 500, and Reental's floor is €100 no matter how cheap the token. The ranking is regenerated from the index's last sync on every visit, and no platform can pay for a position.

The Real Minimums, Platform by Platform

Arrived: $100 per property, in $10 shares, for US single-family rentals under SEC-qualified Regulation A+ offerings. Reental: €100 per project, on Polygon, paid out monthly in USDT. Stake: AED 500 (about $136) per order, DFSA-regulated, Dubai apartments. Mogul: $250 per property on its published terms, although some listings carry a lower share price. Sols Lot: $250 for a property appreciation contract on the Chia blockchain. Prypco Mint: AED 2,000 (about $545), for UAE residents in the primary market. Those figures come from each platform's own terms and are the minimums you should plan around. The share prices on the cards tell you how finely the property is divided, which matters for selling later, not for getting in.

What $100 Actually Buys

At a 5% net yield, $100 earns about $5 a year, paid in monthly instalments of around 40 cents. Nobody retires on that, and that is not the point of a first position. What $100 buys is the full experience of the platform: the identity check, the funding step, the first distribution, the reporting, and later the secondary market. That is worth doing on one platform before you commit a real amount to any of them. It also buys diversification cheaply. Five $100 positions on five properties across two countries spread your risk in a way one $500 position cannot, and the fees on most platforms scale with the amount rather than the number of orders.

Watch the Fees at Small Sizes

Percentage fees are neutral at any size. Fixed fees are not. A bank wire that costs $25 wipes out five years of income on a $100 position, and some platforms charge fixed amounts for withdrawals or secondary-market trades. Before you fund an account, check how deposits and withdrawals work and whether a card, a local transfer or a stablecoin route avoids the fixed cost. The listing page on Threeworld shows each property's management and platform fees as the platform publishes them. Compare those across two candidates from this list before you pick one.

How to Start with $100

Pick one property from the list whose status is Funding or Available, in a country you can invest in. Americans can use Arrived, Mogul and Sols Lot without residency questions. Most nationalities can use Stake after an identity check. Reental accepts investors from most countries and pays in USDT, which suits people who already hold stablecoins. Open the listing, read the offering documents, then go to the platform and place the minimum order. If you are choosing between platforms rather than properties, the best fractional real estate platforms guide compares them on minimums, fees, access and liquidity.

Share Price vs Platform Minimum, a Worked Example

Take a Dubai apartment on Stake priced at AED 1,000,000 and split into two million shares. The share price is AED 0.50, about 14 cents, and that is what the card shows. Stake's minimum per order is AED 500, so your first purchase buys a thousand shares and costs about $136 whatever the share price says. An Arrived home in $10 shares with a $100 minimum works the other way: the first order buys ten shares and top-ups happen ten dollars at a time. The two numbers answer different questions. The minimum is the cost of getting in. The share price is the granularity of everything after that: how small a top-up can be and how precisely you can sell part of a position on a secondary market. The lower minimum is the cheaper first step, the finer split is the easier position to trim later.

What $100 Spread Over Three Platforms Looks Like

You cannot split $100 three ways, because each minimum eats most of it, so the realistic version is $100 on each of three platforms, about $370 in total once Stake's AED 500 is counted. On Arrived that buys ten shares of an American rental home paying a monthly dividend. On Reental it buys one €100 token in a Spanish or Latin American project paying monthly in USDT. On Stake it buys a thousand shares of a tenanted Dubai apartment paying net rent each month. Together the three would pay somewhere around $20 to $30 a year at the yields those platforms publish, which is not the point. You would own three legal structures, three currencies, three payout rails and three secondary markets, and after a few months you would know from experience which one deserves real money.

Questions people ask

Can you invest in real estate with $100?

Yes. Arrived accepts $100 per property, Reental €100 per project, and Stake AED 500, about $136. Each buys a fraction of a rental property that pays a share of the rent. The list on this page shows the best-rated properties with share prices under $100 today.

Why does a share cost $0.30 but the minimum is $136?

Platforms divide a property into a large number of shares, so one share can be worth cents. They still set a minimum per order to keep processing costs sensible. The minimum is what your first purchase costs, and the card shows both numbers.

What is the cheapest fractional real estate platform?

By minimum order, Arrived at $100 and Reental at €100 are the lowest among platforms with live listings on the index. Fundrise starts at $10 but sells shares of funds rather than individual properties, so it is a different product.

How much can I earn from $100 in fractional real estate?

At the index's median projected yield of about 5.7%, roughly $5.70 a year before any appreciation, paid monthly on most platforms. The value is in learning the platform and diversifying cheaply, not the income at that size.

Are there fees on small investments?

Platform and management fees are usually a percentage, which is fine at any size. Fixed costs like wire fees or withdrawal charges hurt small positions, so check the funding options before you deposit.

Is fractional real estate under $100 safe?

The amount does not change the risk. You own a slice of a property through a regulated platform, and the property can lose value, sit empty or be hard to sell. A small first position is a sensible way to learn how a platform works before investing more.
