About
BRXS is an Amsterdam company that lets people in the Netherlands put €100 or more into a specific rental home through what it calls a BRXS note. A note is a loan to BRXS Properties B.V., the company that owns the home. The interest rate is fixed when the property is offered, worked out from its expected net rent, and paid to your bank account every quarter. When the home is sold or refinanced the loan is repaid and noteholders share any profit. You do not own the house. Your protection is a mortgage right on that specific property, held by a foundation called Stichting Zekerheden BRXS on behalf of the people who financed it. If BRXS stops paying, the foundation can enforce the mortgage and sell the home. The notes were offered under a prospectus the Dutch regulator approved in December 2023, which BRXS says has since expired and is not used for new offerings. If you want out before a sale, the only route is the Bulletin Board inside the app, where you list your notes and other investors make offers. BRXS charges the seller 2% on settlement and says there is no guarantee anyone will buy. BRXS publishes no entry or annual fee for the notes. Since 2026 its public website describes BRXS as a closed network for real estate professionals, so check whether new notes are being offered before you sign up.
