About
Concreit is an app for putting small amounts into real estate without buying a building. Its main product, Cash Flow, pools your money with other investors into Concreit Fund I, which lends to property owners against first mortgages and pays you a share of the interest every week. You own shares in the fund, not in any particular property, so Threeworld lists it as a fund rather than counting its loans as properties. Its second product, Home Shares, is closer to true fractional ownership: each rental home sits in its own series of Concreit Series LLC, you buy membership interests at $10 each with a $100 minimum, and rent after costs is paid out quarterly. Concreit expects to hold each home five to seven years before selling. You can ask to withdraw at any time once an investment is 60 days old. Requests are reviewed weekly and paid from money the fund has on hand, so the usual wait is two to four weeks and Concreit does not promise a withdrawal will go through. Pulling out principal in the first year costs 2%, in the second year 1%, and nothing after that. Concreit Fund Management LLC is an SEC-registered investment adviser and both offerings are qualified under Regulation A Tier 2.
