About
Estateguru is a Tallinn company that launched in 2014 and has since funded more than €950 million of loans. It is a lending platform, not a fractional ownership one. Property developers and businesses borrow against a mortgage on real estate, and you fund a slice of each loan from €50. The borrower pays a fixed interest rate, Estateguru keeps a spread of 0 to 2% and passes the rest to you, and your capital comes back when the loan is repaid, usually within 6 to 18 months. Your contract is a loan agreement directly with the borrower. The mortgage is registered in the name of a separate company, Estateguru Tagasagent OÜ, which holds it as security agent for all the investors in that loan and enforces it if the borrower defaults. Since 2023 all new loans are in Estonia, Latvia and Lithuania. Earlier loans in Germany from 2021 and 2022 produced losses that Estateguru reports openly, and it publishes default rates by risk grade. You can try to sell a loan claim to other investors on the secondary market for a 1% fee, but nobody is obliged to buy and the platform offers no buy-back guarantee. Estateguru charges 0.083% a year on performing principal, capped at €100, a €3 withdrawal fee and €10 a month if you leave cash idle for a year. It has been licensed as a European crowdfunding service provider by the Estonian regulator Finantsinspektsioon since May 2023.
