About
Property Share began around 2015 as India's first fractional ownership platform, pooling investors into special purpose vehicles that bought office space. When SEBI created the Small and Medium REIT framework in 2024, the group registered Property Share Investment Trust as an SM REIT and now sells units of listed schemes instead. Each scheme holds a single fully leased Grade A office building, such as PropShare Platina on Bengaluru's Outer Ring Road, PropShare Titania in Thane and PropShare Celestia in Ahmedabad. You buy units in a scheme's initial public offering, in lots of ₹10 lakh, or later on the Bombay Stock Exchange through an ordinary demat account. Rent from the tenant is distributed to unitholders, and you exit by selling units on the exchange. PropShare Investment Manager, the SEBI-regulated manager, picks, buys, runs and eventually sells the asset, and puts 5% of its own money into every property. The manager's fee is set per scheme in its offer document, not on the website, and the four filed so far follow one pattern: nothing in the scheme's first financial year, then 0.25% to 0.50% of the money raised each year, a one-time acquisition fee of 1% to 3% of the property price and up to 3% of the sale price when the building is sold. Units are tax-advantaged compared with direct property but gains and some distributions are still taxed.
