About
SmartCrowd is a Dubai platform that pools money from many investors to buy residential property in the city. You put in as little as AED 500, and once a property is fully funded SmartCrowd sets up a company in the Dubai International Financial Centre to hold it. You own shares in that company in proportion to what you invested, and the company's name goes on the title deed. There are two kinds of deal. Hold properties are rented out, and your share of the rent is paid to your wallet each month after costs. Flip deals buy a home, renovate it and sell it, with a target of 12 to 18 months and profits split between investors and SmartCrowd once a hurdle is cleared. SmartCrowd has been operating since 2018 and is regulated by the Dubai Financial Services Authority. Getting out works two ways. Investors vote on selling the property, with SmartCrowd targeting a hold of two to five years. Before that, once a property has been held for a year, you can list your shares for other SmartCrowd investors in a two-week window that opens every March and September. Nothing obliges anyone to buy, so treat this as a multi-year investment.
