About
TAB is a London property finance company founded in early 2018 by Duncan Kreeger. Its main business is short-term bridging and development loans to property owners, which it funds through investors in a product called TAB Lending. In December 2023 it added TAB Property, a fractional ownership product where you put money towards a specific rented property and receive a share of the net rental income and any gain when the property is sold. You do not become a shareholder. You lend money to TAB, a special purpose company buys the property and holds it on trust, and each investor has a beneficial interest in proportion to what they paid in. TAB keeps 20% of the rent it collects as its management fee and passes the rest to investors. The income rate is fixed each year by the property manager but is not guaranteed, and shortfalls from empty periods roll forward rather than being paid. The important caveat is regulation. TAB is not authorised or regulated by the Financial Conduct Authority for its lending or investment products, so you have no access to the Financial Services Compensation Scheme or the Financial Ombudsman Service. Promotions are directed only at certified high net worth individuals and self-certified sophisticated investors, there is no way to sell your stake early, and the minimum is £1,000.
